Maintenance inherits it.
Your team gets pulled from work orders, preventative maintenance, and apartment turns to handle the least appealing job on the property.
Weekly pet waste removal · Communities & portfolios
Weekly pet waste removal for apartment communities. We clear the waste residents leave behind—from common areas, dog parks, walking paths, and around pet waste stations—so your team can focus on running the property.
No payment required. Paid service starts only with your approval.

The cost of looking the other way
Residents are required to pick up. Some don’t. Once waste is visible, others follow their lead—the pile-on effect. Without a reliable cleanup routine, the problem grows week after week.
Your team gets pulled from work orders, preventative maintenance, and apartment turns to handle the least appealing job on the property.
A dirty path or neglected dog park can undermine an otherwise strong tour. The first impression starts before anyone sees the model.
Daily frustration becomes another complaint, a negative review, or one more reason to consider a different community at renewal.
Simple to start. Easy to manage.
We map your common areas, dog park, walking paths, and waste stations. You get a clear service scope and monthly price before work begins.
We clean your agreed service areas twice, one week apart, and send a photo report after each visit. You pay nothing and commit to nothing.
Review the results and decide whether to continue. Choose a weekly plan only when you’re ready. No contract, no automatic enrollment, and you can cancel anytime.
Clean grounds are an operating decision
Every preventable move-out puts rent, turn costs, and marketing dollars back on the line. Use roughly $4,000 per move-out as a planning assumption—then compare it with your actual costs.
At an illustrative annual turnover rate of 40–50%, a 300-unit community turns 120–150 apartments. Grounds care addresses a visible daily frustration that can influence renewals and leasing decisions.
At $349/month, annual service is $4,188. In that same scenario, net annual savings are $7,812, implying about $142,000 in property value at a 5.5% cap rate if sustained.
Pet-friendly communities can appeal to a wider pool of renters and support occupancy—but the amenities need to deliver. A clean, usable dog park gives your leasing team something worth showing.
Illustrations, not guaranteed returns. $4,000 turnover cost, 40–50% turnover, and 5.5% cap rate are model assumptions. Historical context: NAA’s 2021 survey reported 46.9% turnover for 2020. Actual costs, retention, occupancy, NOI treatment, and valuation vary. Property value = annual NOI ÷ cap rate.
Run your property’s numbers
Compare base service with a $4,000 move-out. Unit count sets the suggested plan; adjust the plan to explore alternatives.
Turnover estimates do not imply all move-outs are preventable or caused by grounds conditions. Free pilot savings excluded.

We remove dog waste from the agreed common areas, dog parks, walking paths, and grounds around pet waste stations. We map the service route during the free walk-through. Private patios and individual yards aren’t part of the community plan.
That’s common. Stations help residents pick up; we remove what still gets left behind. Every visit includes a station status check. We report low bags or full bins to your property team.
Uniformed, background-checked technicians. We assign the same tech each week for consistency and familiarity with your property. If coverage is needed, we communicate any change to your onsite contact.
Book a free walk-through so we can map your grounds and agree on the areas covered. We then complete two weekly cleanups, free, and send photo reports so you can see the work. After the second visit, you decide whether to continue. There’s no payment required, no automatic paid enrollment, and no obligation to hire us.
We collect it, bag it, and haul it away for disposal. It doesn’t become another task for your maintenance team or get left in your community’s bins.
